SL Green Completes Full Leasing of One Madison Avenue, Anticipates Robust Q1 Results

SL Green Realty Corp. (SLG) has set a record in its first quarter by leasing the remaining office space at One Madison Avenue to Harvey AI, which includes a 92,663-square-foot expansion. This milestone follows the successful leasing of 832,135 square feet across 44 leases in the first 65 days of 2023, including over 344,000 square feet in expansions. The company anticipates concluding the first quarter of 2026 with a projected 900,000 square feet of office leasing, the highest in its 28-year history.

One Madison Avenue, located next to Madison Square Park in New York City, features a transformation of an existing nine-story podium into a flexible Class-A office space, crowned by a new 550,000-square-foot tower. The achievement reflects SL Green’s focus on adaptive reuse and design in collaboration with Kohn Pedersen Fox and Daniel Boulud. The company aims for over two-thirds of its office portfolio to reach a weighted average leased occupancy of 98% or more by year-end 2026.
