Kimco Realty Corporation (KIM) is set to report its second-quarter 2026 results on August 4, before the market opens. The consensus estimate for funds from operations (FFO) per share stands at 46 cents, up 4.6% year-over-year.

The U.S. retail market showed signs of stabilization in Q2 2026, with net absorption reaching 708,000 square feet and a national vacancy rate of 6%. Grocery and discount retailers continued to thrive amidst 6.9% year-over-year retail sales growth, despite economic pressures on lower-income households. Kimco’s performance is anticipated to be buoyed by its focus on grocery-anchored properties and strong leasing demand, although the company may face challenges from rising refinancing costs and recent tenant bankruptcies.

In its previous quarter, Kimco reported FFO of 46 cents, exceeding estimates, supported by consistent rent growth at its properties. The company’s leased occupancy may decline slightly by 40 basis points to 95.9% for the upcoming report.
