Nebius Secures Approval for 1.2GW AI-Powered Infrastructure Expansion

Nebius Group N.V. (NBIS) has received approval from the Independence City Council for its Chapter 100 industrial development incentive plan, paving the way for the construction of a large-scale AI factory campus in Independence, Missouri. The facility is expected to support a capacity of up to 1.2 gigawatts, marking Nebius’ largest AI facility in the U.S. and a pivotal element in its expansion strategy.

The planned 400-acre campus will generate approximately 1,200 construction jobs and around 130 permanent roles once operational. It will feature a closed-loop cooling system and is designed to ensure residential electricity rates remain unaffected. The financial agreement includes Payments in Lieu of Taxes (PILOT) projected to deliver over $650 million to local authorities over 20 years.

Nebius aims to secure more than 3 gigawatts of contracted power, with expectations of achieving revenues between $3 billion and $3.4 billion for 2026 and a long-term target run-rate revenue of $7 billion to $9 billion by year-end.
